In the 1980s, Don Tharp, along with his wife Marsha, began a humble real estate development and property management business with the acquisition of a single commercial property on West Washington St. in Indianapolis.  Over the past 30+ years that single property has grown to over 1,750,000 square feet of new developments and acquisitions throughout Indiana. Various strategic divestitures have the current active portfolio to be approximately 1,200,000 square feet. As always, Don has new projects pipelined for 2022 and beyond.

 

Don’s property development portfolio ranges from free‑standing, single tenant structures to sites with a mix of free-standing single tenant and multiple‑tenant buildings. Property development includes everything from enhancing existing space for new and/or existing tenants, purchasing vacant land for development, providing the infrastructure, and constructing a build-to-suit solution based on the tenant’s specific needs.

 

Don was born in Greencastle, Indiana. He graduated from Greencastle High School and attended Indiana Business College. Don began his career as a sales representative and in 1974, he and Marsha purchased a Dairy Queen Brazier which they operated for fifteen years.  During his time as a Dairy Queen operator, Don began purchasing rental real estate and today has over 40 years of development experience. His projects have ranged in size from a 6,000 square foot neighborhood retail center to the Crawfordsville Square Shopping Center, which was comprised of over 260,000 square feet.
